Evans is the center of Columbia County’s growth and the newest large residential market in the Augusta area. The housing is mostly recent subdivision stock on decent lots, bought by families who moved for the schools and stayed.

That produces a particular kind of work: not rescue, but upgrade. Pools and outdoor living, screened porches, finished space, kitchens that are dated rather than failing, and replacement of builder-grade materials at the end of their first life. It is the most photogenic work in the market and almost none of it is published.

Subdivision markets also run on visibility. One pool goes in and three neighbors ask who built it, which makes a properly photographed job in a named development worth more than any advertisement.
