Columbia is a mechanical trades market first. The summers are long and genuinely hard, air conditioning is not optional, and a homeowner whose system fails in July is not researching anybody — they are looking at three results and dialling one.

What sells in each half of the market

Inside the city the housing is old enough that the work is repair, restoration and system replacement in houses that were not built for modern equipment. West of the river and out toward Lake Murray it is newer, larger and bought as an upgrade: patios, pools, kitchens, outdoor living. Those are two different sets of photographs and two different captions, and posting one to the other’s audience does very little.

Licensing and advertising

South Carolina licenses through the Residential Builders Commission, and specialty trades — plumbing, electrical, HVAC, roofing, painting and the rest — register as residential specialty contractors. Both come with a number, and the number belongs on the advertising rather than in a drawer. We composite it onto everything we publish.
