Roswell has two distinct residential markets sharing one name. The historic district and the older streets near it are a preservation market with real expectations about materials and detail. The larger part of the city is 1980s and 1990s subdivision housing, on good lots, owned by people who have been there long enough to renovate it properly rather than cheaply.
The second of those is the volume. Kitchens, primary baths, decks and screened porches, outdoor living, pools, and the whole exterior envelope are all coming due across housing that was built at the same time and is aging at the same rate.
