Sandy Springs is a mid-century market inside the perimeter: ranches and splits from the 1950s through the 1970s on established lots, being renovated, extended or in some cases replaced entirely, in an area where land value supports all three.

A lot of the work is invisible from the street, which is the marketing problem worth solving here. Reconfigured floor plans, new mechanical systems, rewiring, foundation and drainage work, and additions at the back of a house do not photograph as obviously as a new exterior — so they have to be photographed deliberately, in progress, or they never get shown at all. One photograph of open walls is worth more to the next customer than three of the finished room.
