Manchester is dominated by adult communities — Leisure Village, Renaissance, Pine Lake Park and the rest — set in and around the pine barrens. The housing is modest, standardised, and owned by people who have lived in it a long time. What sells here is not a kitchen that belongs in a magazine.

It is bathrooms that are safe to use, heating and cooling that works and is efficient, roofs that stop being a worry, and work done tidily by somebody who turned up when they said they would. These communities also talk to each other more than any other market in the county, which makes a visible track record unusually valuable.
